Why Movers in the East Village Plan the Staircase Before the Building?
The East Village has virtually no elevator buildings in its residential core. The blocks between First Avenue and Avenue D, from Houston Street to 14th Street, are almost entirely five-story pre-war tenement walk-ups. These buildings were built under the Old Law Tenement standards of 1879 and the New Law Tenement standards of 1901, and their staircases reflect those codes: steel stairs with a narrow tread, a landing turn at each floor, and ceiling heights that do not allow a standard sofa to stand upright during the carry.
Moving furniture through an East Village walk-up is a geometry problem before it is a labor problem. A sectional sofa, a queen bed frame, or a double-door wardrobe may need to be disassembled inside the apartment before the carry begins. We work out those solutions at the quote stage, not on the morning of the move.

St. Marks Place between Second and Third Avenues, and the side streets around it, carry five-story walk-ups above commercial storefronts. The combination of commercial ground-floor traffic and residential loading needs means that truck access on St. Marks Place and on Second Avenue is among the most restricted in the East Village. Tompkins Square Park Blocks
The blocks surrounding Tompkins Square Park, from Avenue A to Avenue B between 7th and 10th Streets, include a mix of pre-war tenement walk-ups and a small number of newer co-op and condominium buildings. The co-op and condo buildings require a COI naming the managing agent before the crew can access the elevator or lobby. The tenement walk-ups around the park require no COI from the mover. Cooper Square, Astor Place, and the Northern Edge
Cooper Square and the Astor Place corridor at the northern end of the East Village hold newer residential construction: NYU-adjacent towers, the Cooper Union campus area, and several modern high-rise rentals with freight elevators, building management offices, and standard COI requirements. Moves from these buildings operate more like a standard Manhattan managed rental move than like a tenement walk-up move. We handle both within the neighborhood.
