  7. The Hamptons Movers: Every Village, Every Season, Every Property Type

Moving in the Hamptons is not a logistics problem you solve by calling any mover who answers the phone. The movers who do it well know that Lily Pond Lane in East Hampton is a private road with no truck staging – you confirm your window with the property manager before the crew leaves Queens. They know that Meadow Lane in Southampton has a staffed barrier at its entrance that requires advance notification. They know that the difference between a 5:30 AM departure from the city on a July Saturday and an 8:00 AM departure is the difference between moving day and a six-hour Route 27 standstill. They know that East Hampton Village starts enforcing its commercial vehicle noise ordinance at the first complaint and that Southampton Village requires a commercial vehicle permit for trucks over a certain weight operating in the village during summer.

Dream Moving has been moving clients in the Hamptons through every season – from the peak-summer chaos of August to the quiet clarity of November, when Route 27 is empty, the crews arrive on time, and a Bridgehampton house move is finished before lunch. We file COIs same-day for property management companies. We coordinate gate access. We know which streets can stage a 26-foot truck and which cannot. Every job gets an all-inclusive hourly quote – travel time from the city is included, not added as a surprise charge at the end of the day.

Hamptons Property Types - What Each One Requires

Estate and Large Single-Family Homes

The Hamptons’ defining residential building type is the large single-family estate home – on any road from Further Lane and Lily Pond Lane in East Hampton to Gin Lane and Meadow Lane in Southampton, to the vineyard estates of Bridgehampton and the oceanfront properties of Montauk. These properties share several logistics characteristics: long driveway approaches from the road to the house; gate or barrier access at the road requiring advance notification; sometimes separate carriage house or caretaker structures that need to be coordinated into the move sequence; and high-value furnishings and art that require blanket wrap on every piece and careful handling throughout. We treat every Hamptons estate move as a white-glove job by default, not by surcharge.

Seasonal and Rental Properties

A large proportion of Hamptons homes are seasonal or rental properties managed by property management companies including Bespoke Real Estate, Corcoran Hamptons, Brown Harris Stevens Hamptons, Sotheby’s International Realty, and others. When a property is under management, the property management company – not the owner – is the operational point of contact for any vendor including a mover. COI must name the property management company as additional insured. Access codes, gate combinations, and alarm systems are coordinated through the management company. Dream Moving contacts the property manager directly once booked and treats them as the authoritative contact for access, scheduling, and any property-specific requirements.

Village Center Apartments, Condos, and Commercial-Residential Buildings

Southampton village center, East Hampton village center, Sag Harbor village, and Westhampton Beach village each have residential apartments, condos, and mixed-use commercial-residential buildings above retail. These buildings typically require COI naming the managing agent, a confirmed move window (many village center buildings restrict moves to before 8 AM or after the retail day ends to avoid conflicts with street activity), and a staircase crew for older walk-up buildings without freight elevator access. We file COIs same-day and book move windows in advance for all Hamptons village-building jobs.

Oceanfront and Barrier Beach Properties

Properties on Dune Road (Southampton to Bridgehampton section of the barrier beach), Old Montauk Highway between Amagansett and the Montauk bluffs, and the direct oceanfront sections of Westhampton Beach and Quogue present specific truck-access constraints. Dune Road has no bridge approach capable of supporting a full-size 26-foot moving truck for most of its length – access requires a smaller vehicle or a staged shuttle approach from the nearest accessible point. Old Montauk Highway is a narrow, winding coastal road where truck sizing must be assessed for each address. We confirm truck access for every oceanfront and barrier beach address before scheduling.

New Construction and Spec Homes

The Hamptons real estate market generates significant new construction activity year-round, with spec homes and custom-built estates completing in all seasons. New construction moves have their own access challenges: construction site loading dock or staging area may conflict with active building work; certificate of occupancy timing may shift the move date with short notice; and protection protocols – floor runners, corner guards, staircase padding – are more stringent in a newly finished home than in a settled residence. Dream Moving coordinates new construction move logistics with the site superintendent or general contractor as well as the homeowner.

Western Hamptons - Communities We Serve

The Western Hamptons stretches from Westhampton Beach at the beginning of the Hamptons corridor east through Quogue, Quiogue, and Hampton Bays to the western edge of Southampton. This zone has a somewhat more accessible character than the deep Hamptons to the east – less severe peak-season Route 27 congestion (traffic builds here but hasn’t stacked as deep), and less stringent village ordinances outside Westhampton Beach and Quogue incorporated villages. Hampton Bays is a year-round residential community with a nautical character around Shinnecock Canal and Shinnecock Bay. Quogue is one of the most privacy-protected and ordinance-restrictive villages in the Hamptons.

Dream Moving specializes in tackling these challenges. Our professional team ensures your move is smooth and stress-free from start to finish. We provide services tailored to your needs, no matter the distance or complexity.

Western Hamptons Communities

Westhampton Beach (Incorporated Village) – Western Hamptons gateway; mix of single-family homes, some luxury condos near the beach approach, and village commercial-residential; village permit required for commercial moving trucks in peak season; COI in managed buildings; early morning recommended for village-center addresses; Dune Road properties in this section require truck-access assessment; access via Route 27 westbound from Quogue or via CR 31

Westhampton (North of Village) – Residential hamlet outside the incorporated village; primarily single-family homes; good truck access via Route 27; less permit complexity than the village

Remsenburg (Southampton) – Quiet residential hamlet; exclusively single-family homes on generous lots; Remsenburg Road access; good truck access on main roads; private road assessment for addresses on interior lanes

Speonk / East Moriches (Southampton border area) – Residential communities at the western edge of Southampton; primarily single-family homes; good truck access via Route 27

Quogue (Incorporated Village) – One of the most exclusive and privacy-oriented Hamptons villages; advance notification to the Village of Quogue required before any commercial vehicle operates in the village; primarily large single-family estate homes; limited staging capacity on village roads; Dream Moving files advance village notification before all Quogue jobs; early morning moves only in summer; access via Quogue Street from Route 27

Quiogue (Southampton) – Hamlet adjacent to Quogue; primarily single-family homes; quieter access than Quogue village proper; access via Route 27 to Montauk Highway

Hampton Bays (Southampton) – Largest western Hamptons year-round residential community; mix of single-family homes, condo and apartment buildings, and waterfront properties on Shinnecock Bay and the Ponquogue Beach area; COI in managed buildings; Shinnecock Canal bridge creates access variation for moves north vs. south of the canal; Dune Road properties (Ponquogue Beach section) require truck-access assessment; access via Route 27 or Route 24 from the LIE; Shinnecock Hills section of Hampton Bays is more accessible year-round

Good Ground (Hampton Bays area) – Small residential area within Hampton Bays; primarily single-family homes; good truck access

North Sea (Southampton) – Rural hamlet north of Southampton village on the North Sea Harbor; primarily single-family homes on larger lots; good truck access; access via North Sea Road from Southampton

Shinnecock Hills (Southampton) – Exclusive golf club and residential area west of Southampton village; primarily large single-family homes; private gated community sections require advance access confirmation; access via Montauk Highway (CR 39)

Southampton and Its Villages - Communities We Serve

Southampton is the first major Hamptons community along Route 27 and one of the most recognizable names in American luxury real estate. The village’s historic estate streets – Gin Lane, Meadow Lane, First Neck Lane, and Halsey Neck Lane – are among the most valuable residential addresses on the East Coast. North Sea, Noyac, and Sebonac Neck are less-trafficked Southampton hamlets north and east of the village with estate-scale properties on the Peconic Bay waterfront.

Bridgehampton, Sagaponack, and Water Mill - Communities We Serve

The Bridgehampton-Sagaponack-Water Mill triangle is the geographic and agricultural heart of the Hamptons, where Route 27 passes through open farmland and vineyards before reaching East Hampton. Sagaponack is one of the wealthiest incorporated villages in the United States - a small farming community turned estate enclave where gated driveways are standard and privacy is the primary asset. Bridgehampton has an active village center with a compact main street and significant estate properties on the oceanfront and farm-country inland roads. Water Mill is agricultural residential with large properties accessed via farm and estate roads.

Bridgehampton, Sagaponack, and Water Mill Communities

Bridgehampton (Southampton) – Transitional community between Southampton and East Hampton; compact village center on Main Street (Route 27) with limited commercial vehicle staging during business hours – early morning recommended; mix of large estate homes on oceanfront (Ocean Road, Dune Road section), vineyard and agricultural estate properties inland, and some year-round residential; access via Route 27; Ocean Road and Dune Road section properties require truck-access assessment

Sagaponack (Incorporated Village, Southampton) – One of the wealthiest incorporated villages in the US; primarily large estate homes on former agricultural land; gated driveways virtually universal; private road sections in some areas; Dream Moving contacts property owner or manager before every Sagaponack job, confirms gate access, and verifies any village notification requirements; access via Sagg Main Street from Route 27; Sagaponack Road properties are oceanfront with Dune Road-equivalent access constraints in some sections

Dune Road (Bridgehampton / Sagaponack section) – Barrier beach road; same truck-access constraints as Southampton Dune Road; smaller vehicle or shuttle required for direct property approach; Dream Moving assesses each address individually

Wainscott (East Hampton) – Hamlet just west of East Hampton village on Route 27; primarily large single-family homes and some estate properties; lower profile than neighboring East Hampton but same caliber of residential; access via Route 27; gated properties in some sections; good general truck access on main roads

Hayground (Bridgehampton / Water Mill) – Small area between Bridgehampton and Water Mill; primarily agricultural and residential; access via Hayground Road; good truck access

East Hampton and Its Villages - Communities We Serve

East Hampton is the Hamptons’ most celebrated community and one of the most recognized luxury addresses in the world. East Hampton Village is ringed by its most famous residential streets: Lily Pond Lane, Further Lane, Apaquogue Road, and the oceanfront estates of Georgica Road. Springs is the artistic and year-round residential heartbeat of the Hamptons, home of the late Jackson Pollock and a long tradition of artists and writers. Wainscott sits quietly between East Hampton and Bridgehampton. All of this community is served by Route 27 and subject to the East Hampton Village commercial vehicle ordinance during peak season.

Sag Harbor and North Haven - Communities We Serve

Sag Harbor is a historic whaling village and one of the most architecturally intact 19th-century waterfronts on the East Coast. Its Main Street and Bay Street corridor is a dense pedestrian commercial district with extremely limited truck staging during business hours. Sag Harbor Village has enacted commercial vehicle restrictions to protect the historic district. North Haven is a residential peninsula between Shelter Island Sound and Noyac Bay, accessible by a single bridge from Sag Harbor, with the South Ferry departure point to Shelter Island at its northern tip.

Sag Harbor and North Haven Communities

Sag Harbor Village (East Hampton / Southampton) – Historic whaling village; village commercial vehicle restrictions during summer business hours on Main Street and Bay Street (approximately 10 AM to 6 PM peak season); early morning strongly recommended for all Sag Harbor Village moves; narrow historic streets require truck-size assessment; mix of historic single-family homes, some village apartments and condos, and waterfront properties on Sag Harbor Bay; COI in managed buildings; access via Route 114 from East Hampton or Bridgehampton-Sag Harbor Turnpike from Bridgehampton

Main Street / Bay Street (Sag Harbor Village) – Most restricted Sag Harbor streets; Dream Moving schedules moves to these addresses before 9 AM or after 6 PM to avoid commercial vehicle conflicts with summer pedestrian and tourist activity

Sag Harbor Cove / Redwood (East Hampton) – Residential areas on Sag Harbor Bay adjacent to the village; primarily single-family homes; less ordinance complexity than the historic village center; access via Route 114 or Noyac Road

North Haven (Incorporated Village, Southampton) – Peninsula between Sag Harbor Bay and Shelter Island Sound; single road in and out via a bridge from Sag Harbor; South Ferry departure point to Shelter Island at the northern end; primarily single-family homes ranging from modest to large estate scale; limited truck staging on some interior roads; Dream Moving assesses address-by-address for all North Haven properties; access via North Haven causeway from Sag Harbor; ferry moves to Shelter Island: South Ferry truck confirmation required

Noyac / Salt Pond Road (Southampton / East Hampton border) – Residential area on Peconic Bay; primarily single-family homes; access via Noyac Road from either Hampton Bays / North Sea or Sag Harbor direction; some waterfront properties with elevated driveway approaches; truck access generally good on main road sections

Amagansett and Montauk - Communities We Serve

Amagansett and Montauk are the easternmost Hamptons communities and in many ways the most distinct. Amagansett has a genuine year-round community character alongside its summer population, with a more open, windswept feel than the manicured estates to the west. Further Lane ends here. Montauk is a world apart: a former fishing community at the end of a narrow peninsula that can only be reached by driving the entire length of Route 27. In summer, the Montauk Highway from Amagansett to Montauk backs up significantly. In the off-season, Montauk is one of the most accessible and peaceful moving environments in the Hamptons.

Contact our team to find the best option for your move. Call us at +1 212 994 4941 or fill out our form to get a free moving quote with a guaranteed flat price.

Amagansett and Montauk Communities

Atlantic Avenue (Amagansett) – Oceanfront road in Amagansett; limited staging in front of oceanfront properties; early morning recommended; carry distance to some oceanfront homes assessed at quote time

East Hampton (Town, rural sections) – Farmland and residential areas outside the village; generally accessible; good truck access on main roads; privately accessed estate properties require advance coordination

Montauk (East Hampton) – Easternmost Hamptons community; accessible only via Route 27 (Montauk Highway) with no alternative route; summer Friday and Saturday Route 27 congestion builds from Amagansett to Montauk Point; off-season moves (October through April) have exceptional road access and are strongly recommended for complex Montauk jobs; mix of residential communities: Montauk village center (limited staging on Edgemere Street / South Edison Street during summer business hours), Fort Pond Bay area (residential; access via West Lake Drive), Ditch Plains (surfer community; residential; access via Ditch Plains Road), Hither Hills (some estate properties on Flamingo Road / Old Montauk Highway), Montauk Manor (historic resort-era building converted to condos; COI required; access via Edgemere Street), Gurney’s Resort area (commercial; adjacent residential accessed via Old Montauk Highway); access via Route 27 terminal

FAQs

Frequently Asked Questions

Quick answers to questions you may have about The Hamptons County Moving.

How are Hamptons moves priced?

All Hamptons moves are priced hourly based on crew size and truck configuration. Dream Moving's all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. Travel time from our Queens base to your Hamptons address is included in the job -- no separate Route 27 transit charge. There is no peak-season premium, no summer weekend surcharge, no village permit filing fee, and no property management coordination fee. The minimum job length is 2 hours. The price confirmed at quote is the price on your invoice. Call (212) 994-4941 for a Hamptons quote by community and property type.

When is the best time to schedule a Hamptons move?

Off-season moves - October through April - have the best road access, fastest crew transit times, and no village ordinance complexity. For peak-season moves (Memorial Day through Labor Day), the best windows are Monday through Thursday any time, Saturday before 5:30 AM departure, or Sunday evenings after 7 PM. Friday afternoons and Saturday mornings in July and August have the worst Route 27 congestion and should be avoided. Dream Moving discusses the timing options for your specific Hamptons address at the quote stage and recommends the optimal window for the property and season.

How does East Hampton Village's commercial vehicle ordinance affect my move?

East Hampton Village requires that commercial vehicles operating in residential zones do not begin engine activity or loading/unloading before 8 AM during peak season (Memorial Day through Labor Day). Dream Moving schedules all East Hampton Village moves to start no earlier than 8:00 AM during summer. For clients who need an early start, our crew stages outside the village boundary before 8 AM and enters at exactly 8:00. The ordinance does not apply in the off-season, giving off-season East Hampton Village moves full scheduling flexibility.

How do I move to or from a property on Dune Road or another barrier beach address?

Dune Road in Southampton and Bridgehampton does not have bridge access adequate for a standard full-size moving truck for most of its residential length. Dream Moving uses a smaller shuttle vehicle for the final approach to Dune Road properties, staging the main truck at the nearest accessible point. We assess each Dune Road address individually at quote time to determine the truck configuration. There is no surcharge for the shuttle approach - it is included in the all-inclusive hourly rate.

How does Dream Moving work with property management companies in the Hamptons?

When a Hamptons home is managed by a property management company, Dream Moving contacts the property manager directly - not the absentee owner - to coordinate access, alarm protocols, and the COI requirement. The COI must name the property management company as additional insured; Dream Moving files this same-day at no charge. We treat Hamptons property managers with the same operational authority as building managing agents in NYC co-op buildings: they have final say on access, timing, and any property-specific requirements.
