Estate and Large Single-Family Homes
The Hamptons’ defining residential building type is the large single-family estate home – on any road from Further Lane and Lily Pond Lane in East Hampton to Gin Lane and Meadow Lane in Southampton, to the vineyard estates of Bridgehampton and the oceanfront properties of Montauk. These properties share several logistics characteristics: long driveway approaches from the road to the house; gate or barrier access at the road requiring advance notification; sometimes separate carriage house or caretaker structures that need to be coordinated into the move sequence; and high-value furnishings and art that require blanket wrap on every piece and careful handling throughout. We treat every Hamptons estate move as a white-glove job by default, not by surcharge.
Seasonal and Rental Properties
A large proportion of Hamptons homes are seasonal or rental properties managed by property management companies including Bespoke Real Estate, Corcoran Hamptons, Brown Harris Stevens Hamptons, Sotheby’s International Realty, and others. When a property is under management, the property management company – not the owner – is the operational point of contact for any vendor including a mover. Village Center Apartments, Condos, and Commercial-Residential Buildings
Southampton village center, East Hampton village center, Sag Harbor village, and Westhampton Beach village each have residential apartments, condos, and mixed-use commercial-residential buildings above retail. These buildings typically require COI naming the managing agent, a confirmed move window (many village center buildings restrict moves to before 8 AM or after the retail day ends to avoid conflicts with street activity), and a staircase crew for older walk-up buildings without freight elevator access. We file COIs same-day and book move windows in advance for all Hamptons village-building jobs.
Oceanfront and Barrier Beach Properties
Properties on Dune Road (Southampton to Bridgehampton section of the barrier beach), Old Montauk Highway between Amagansett and the Montauk bluffs, and the direct oceanfront sections of Westhampton Beach and Quogue present specific truck-access constraints. Dune Road has no bridge approach capable of supporting a full-size 26-foot moving truck for most of its length – access requires a smaller vehicle or a staged shuttle approach from the nearest accessible point. Old Montauk Highway is a narrow, winding coastal road where truck sizing must be assessed for each address. We confirm truck access for every oceanfront and barrier beach address before scheduling.
New Construction and Spec Homes
The Hamptons real estate market generates significant new construction activity year-round, with spec homes and custom-built estates completing in all seasons. How Hamptons Moves Are Priced?
All Hamptons moves are priced hourly. The rate is based on crew size and truck configuration. Dream Moving's all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. Travel time from our Queens base to your Hamptons address is included in the job start time - we do not charge separately for the Route 27 drive. There is no peak-season surcharge, no village permit filing fee, no charge for COI filing, no property management coordination fee, and no summer weekend premium. The minimum job length is 2 hours. The price confirmed at quote is the price on your invoice. Moving on a Tuesday in October costs the same hourly rate as moving on a Saturday in July - the difference is only in transit time, which is included.

Amagansett has a genuine year-round community character alongside its summer population, with a more open, windswept feel than the manicured estates to the west. Further Lane ends here. Montauk is a world apart: a former fishing community at the end of a narrow peninsula that can only be reached by driving the entire length of Route 27.
