Co-op and Condo Buildings - North Shore and South Fork
Co-op and condo buildings are concentrated in Port Jefferson, Stony Brook, Setauket, Commack, Hauppauge, Sag Harbor, Hampton Bays, Westhampton Beach, and Quogue. COI naming the managing agent as additional insured with minimum $1 million in general liability is required in virtually all managed buildings. Some Hamptons condominium associations also require a move deposit in peak season. We file COIs same-day at no charge and book freight elevator windows for all Suffolk managed-building jobs.
Hamptons Estates and Luxury Rental Properties
East Hampton, Southampton, Water Mill, Bridgehampton, Sagaponack, Wainscott, Amagansett, and Montauk contain some of the highest-value residential real estate in the world. Fishers Island, accessible only by ferry from New London, Connecticut, requires advance ferry space coordination for any move involving a truck. How Suffolk County Moves Are Priced?
All Suffolk County moves are priced hourly. The rate is based on crew size and truck configuration. Dream Moving’s all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. Highway tolls for moves using I-495 (LIE) or other toll roads are included in the quote and never added afterward. There is no flight-of-stairs fee, no fuel surcharge, no charge for COI filing, no Hamptons scheduling consultation fee, and no Shelter Island ferry booking fee. Shelter Island ferry fares for the truck crossing are included in the all-inclusive quote. The minimum job length is 2 hours. The price confirmed at quote is the price on your invoice. Fire Island moves are quoted separately due to the freight ferry component – contact us with your Fire Island community and item list for a dedicated quote.

Western Suffolk - Communities We Serve
Western Suffolk borders Nassau County to the west and encompasses the Town of Babylon, the Town of Islip, and the western portion of the Town of Huntington. This is Suffolk's most suburban zone - densely built with post-war housing and served by multiple LIRR branches. The Sagtikos State Parkway (truck-banned) and Heckscher State Parkway (truck-banned) bisect the zone. Approved truck routes are I-495 (LIE), Route 110, Route 111, Sunrise Highway (Route 27), and Montauk Highway (Route 27A). The Robert Moses Causeway provides access to Jones Beach Island and Robert Moses State Park at Fire Island Inlet - commercial trucks are not permitted on the Robert Moses Causeway (see Fire Island section above for island moves).
