Flat-Rate Whole-House Moves, No Hourly Clock

Dream Moving is a licensed New York City moving company that handles brownstone moving on a flat rate. A townhouse move is a multi-floor job, not an apartment job, and we price it as one figure covering every level from garden to top floor. There is no hourly clock and no per-flight stair fee. Crew, truck, stoop and stair protection, disassembly, and same-day COI filing are all inside the quoted figure. USDOT 3524817. MC 1244952.

What Makes Brownstone Moving Different From an Apartment Move?

A brownstone or townhouse move is a whole-building move across three, four, or five floors connected by a single interior staircase. An apartment move happens on one level. That difference changes everything about how the job is crewed, sequenced, and priced.

Three features define the work. The stoop adds an exterior stair climb before the interior stairs begin. The parlor floor sits a full flight above the garden entrance, so there is no ground-level door. The original staircase is steep, narrow, and turns sharply at each landing, which means large furniture is routed floor by floor rather than carried straight through. We plan all three before the truck is loaded.

The Stoop and the Garden Level

Most brownstones present two entrances: the stoop leading up to the parlor floor, and the garden door tucked below the stoop at sidewalk level. Choosing the right one for each item is half the job. Heavy pieces bound for the garden or parlor floor take the shorter path; pieces headed upstairs start from whichever entrance shortens the interior climb. We assign entrances by item at the walkthrough rather than carrying everything through one door.

Dream Moving specializes in tackling these challenges. Our professional team ensures your move is smooth and stress-free from start to finish. We provide services tailored to your needs, no matter the distance or complexity.

The Parlor Floor and Upper Bedrooms

The parlor floor holds the tallest ceilings and the widest doorways in the house, so oversized furniture usually lives there. The bedroom floors above are the opposite: narrower halls, tighter turns, and the steepest run of the staircase. A king mattress, an armoire, or a nursery dresser bound for the third floor is the piece most likely to need disassembly. We flag those at the quote stage.

The Original Staircase and Newel Post

A brownstone staircase is often the most valuable feature in the house and the most exposed during a move. Original balusters, a carved newel post, and a curved banister were built for people, not for a sofa on its end. We pad the newel post and the full banister run before any furniture moves, and we route the largest pieces to protect the turn rather than force it.

Full-Floor Parlor Apartment Move

Not every brownstone job is the whole house. Many are a single floor-through unit inside a converted brownstone, where the building has interior stairs shared with other tenants. We handle that single unit the same way we handle any pre-war stairwell, with staircase-rated crews and no stair fee. If your unit is a studio or one room, our studio apartment movers page covers that job type, and for a single item or a partial load our small moves in New York City service is billed hourly.

Multi-Family Brownstone With Tenants

An owner move in an occupied brownstone adds a coordination layer: shared stairs, a tenant schedule, and often a narrow window when the common staircase is clear. We book the move for a time that keeps your neighbors’ access open and complete the loud, high-traffic phase inside an agreed window. This keeps the building relationship intact on your way out.

How Flat-Rate Brownstone Moving Prices Work in NYC?

Dream Moving quotes every brownstone and townhouse move as a flat rate. The figure is set from the inventory across all floors, the number of floors and the staircase type, the stoop and garden-level access, the carry distance from the truck, and the distance between the two addresses. Once you accept it, that number is the invoice total.

Flat rate matters more on a townhouse than on any apartment. A multi-floor house holds more inventory, more stairs, and more disassembly than a single unit, which is exactly where an hourly clock runs up. Every extra flight and every piece that has to come apart is billed to the customer by the hour. On a flat rate, that risk sits with us. A move that runs two hours long costs you nothing more.

The flat rate is recalculated only if you add inventory that was not on the list. We reprice before the crew loads it and you approve the new figure first. If your move is a single floor-through unit rather than the whole house and you would rather pay by the hour, our small moves in New York City service is billed hourly with a 2-hour minimum. If you are moving a piano, a safe, or large-format art down a brownstone staircase, our special item movers bring rigging rated for the load and the staircase.

The Pre-Move Walkthrough for a Townhouse

Brownstone moving runs on a plan, not improvisation. We walk the house before move day, floor by floor, and produce a written plan.

The walkthrough records the widest and narrowest points of the staircase, the clearance at each landing turn, the stoop height and step count, and the largest piece on each floor. From that we decide which items are disassembled, which entrance each piece uses, and the order floors are cleared. Send photos of the staircase and each landing when you request a quote, along with the dimensions of your three largest pieces, and we can price most of the job before we arrive. Our breakdown of how we handle narrow hallways and walk-ups in NYC explains the padding and hoisting methods we use when a piece will not turn a landing.

Certificate of Insurance and Building Access for a Studio Move

A single-family brownstone you own outright usually has no COI requirement, because there is no managing agent or board to satisfy. That changes the moment a third party is involved. A condo-converted townhouse, a co-op brownstone, or a multi-family building with a management company will require a Certificate of Insurance naming the managing agent as additional insured before the move begins.

Dream Moving files COIs same-day at no charge for both addresses. If either end of your move is a managed or board-governed building, tell us at the quote stage. If both ends are single-family houses you own, no COI is needed and none is filed.

What Happens on a Brownstone Move Day?

Brownstone moving runs on a plan. The crew arrives and walks the full house first, confirming the plan from the walkthrough and padding the stoop, staircase, newel post, and banister before anything is carried. Floors are cleared in a set order, usually top down, so the crew is never carrying past furniture still waiting on a lower floor. Large pieces are disassembled where the staircase requires it and wrapped inside the room.

At the destination the order reverses. Furniture is carried to its floor, reassembled, unwrapped, and placed where you direct. All padding and packing debris leaves with the truck. Payment is the flat rate confirmed at booking. The crew does not carry a revised invoice.

Frequently Asked Questions About Brownstone Moving in NYC

How much does brownstone moving cost in New York City?

Dream Moving quotes brownstone and townhouse moves as a flat rate rather than hourly, so the cost is set by the inventory across all floors, the number of floors and the staircase type, stoop access, carry distance, and distance between the addresses. Call (212) 994-4941 or submit the quote form with your floor count and both addresses. The figure you accept is the invoice total, with no hourly overrun.

Why is a flat rate better than an hourly rate for a townhouse move?

A townhouse has more floors, more stairs, and more furniture that needs disassembly than any apartment, and every one of those adds hours. On an hourly job the customer pays for each of them. A flat rate fixes the price before the first flight, so a move that runs long costs you nothing extra. That protection is worth the most on exactly the job type where hourly billing runs up fastest.

Do movers charge extra for the stoop and the stairs in a brownstone?

Not at Dream Moving. There is no stoop or exterior step fee and no per-flight stair fee on any floor. The stoop climb and the full interior staircase are inside the flat rate. A per-flight or stoop charge is a common surprise line item with hourly movers, so get the answer in writing before you book any mover.

Will you protect the original staircase, newel post, and banister?

Yes, and it is included rather than billed. We pad the newel post, the full banister run, the treads, and the door frames before any furniture is carried, and we route large pieces to protect the turn rather than force it. Original staircase detail is often the most valuable feature in a brownstone, and protecting it also protects your resale value.

Do I need a Certificate of Insurance to move out of a brownstone I own?

Usually not, if it is a single-family house you own outright, because there is no board or managing agent to require one. If the townhouse is a condo conversion, a co-op, or a multi-family building with a management company, a COI is required naming the managing agent as additional insured. Dream Moving files COIs same-day at no charge when a building requires one.

How do you move a large sofa or armoire up a narrow brownstone staircase?

We assess it before move day. The options are disassembly, a vertical carry with the piece stood on end and eased around the landing, or a window hoist when the staircase cannot take the piece in any configuration. Send staircase and landing photos plus the piece dimensions when you request a quote, and we confirm the method in writing and price it into the flat rate.

Can you move just one floor-through unit inside a converted brownstone?

Yes. A single floor-through unit is an apartment move, not a whole-house move, and it is priced accordingly. We bring the same staircase-rated crews and charge no stair fee. If the unit is a studio, our studio apartment movers page covers it, and for a single item or a partial load our small moves service is billed hourly.

How long does it take to move a brownstone?

A whole-house brownstone move typically runs a full day, and a larger four or five story house can run longer, because every floor is cleared and every large piece on the upper floors is handled individually. Dream Moving assigns a larger crew rather than stretching the timeline. Because the price is a flat rate, the length of the day does not change what you pay.
