  5. Small Moves in New York City: Sized to the Job, Priced by the Hour

Small moves in New York City carry the same building requirements as large ones. The co-op board still requires a Certificate of Insurance before the freight elevator opens. The building superintendent still controls the move window. The crew still needs a truck, blanket wrap, and the right equipment for the job. What changes with a small move is the crew size and the truck configuration — not the standard of service. Dream Moving runs small moves with a 2-person crew on an all-inclusive hourly basis, with a 2-hour minimum, no stair surcharge, and no add-ons at the door.

What Counts as a Small Move?

A small move is any job where the scope is under a full-home relocation: a studio or 1-bedroom apartment, a dorm room, a storage unit run, a single-item furniture move, or a move involving a limited number of pieces rather than an entire household. The job size determines the crew and truck configuration. The service standard stays the same.

Studio Apartment Move

A studio or alcove studio is a complete residential move. Furniture gets blanket-wrapped before it leaves the apartment. The freight elevator window is booked in advance at managed buildings. The truck is sized to the volume of the job – not defaulted to a cargo van with an itemized list of exclusions. A standard studio move runs 2 to 3 hours with a 2-person crew.

Dream Moving specializes in tackling these challenges. Our professional team ensures your move is smooth and stress-free from start to finish. We provide services tailored to your needs, no matter the distance or complexity.

1-Bedroom Apartment Move

A 1-bedroom apartment is the most frequent small-move job in New York. The typical job runs 2 to 4 hours with a 2-person crew and a 16-foot truck, depending on the floor, the building access type, and the carry distance from the elevator or staircase to the door. Both walkup buildings and elevator buildings are covered at the same hourly rate.

Dorm Room Move

College and university residential buildings operate move-in and move-out windows assigned by the institution. These windows may require a COI from the moving company, a specific vehicle size restriction on campus roads, and advance registration with the housing office. Dream Moving contacts the campus residential life or housing office before scheduling every college move to confirm the access window, vehicle requirements, and any building-specific rules.

Storage Unit Run

Moving items into or out of a storage facility involves the same logistics as any residential job: building access, freight elevator or service corridor, carry distance from the unit to the truck, and the reverse at the destination. We confirm the facility’s access corridor dimensions, elevator availability, and operating hours at booking so the crew is not planning around these variables on move day.

Single-Item and Furniture Moves

A single sofa, a wardrobe, a dining set, or any combination of pieces that does not fill a standard residential truck is a job we take with a 2-person crew, the appropriate truck size, and moving pads and straps rated for the specific items. All pieces are wrapped at origin and unwrapped at destination.

Assisted Living and Senior Moves

Moving a parent or relative into a senior residence or assisted living facility requires a crew that works at a considered pace and allows time for decisions made during the job. Fragile, sentimental, or high-value personal items are handled with the same protocols as a fine art or specialty item move. We configure the schedule around the individual – not a target finish time.

First Apartment Move

A first apartment move – from a family home or a college dormitory – benefits from a crew that takes direction from the client rather than setting the pace for them. We treat a first-apartment job the same as any other: confirmed start time, properly equipped crew, and all furniture wrapped before it moves.

How Small Moves Are Priced?

All Dream Moving small moves are priced hourly. The standard small-move configuration is a 2-person crew with a 16-foot truck. The all-inclusive hourly rate covers everything required to complete the job – there are no line items added after the quote is issued.

The minimum job length is 2 hours. If the job finishes in under 2 hours, you pay for 2 hours. If it runs past 2 hours, you pay the hourly rate for the actual time worked. The rate confirmed at the quote stage is the rate on the invoice.

What the Hourly Rate Covers?

What Is Never Charged Separately?

2-person crew for the full duration of the job

Flight-of-stairs fee: zero

16-foot truck sized to the move scope

Fuel surcharge: zero

Blanket wrap and moving pads for all furniture

COI filing fee: zero

Basic valuation coverage

Any charge not confirmed at the quote stage: zero

Travel time to your address

Emergency or last-minute booking premium: zero

Walkup buildings and buildings without a service elevator are handled within the hourly rate. There is no per-flight stair add-on. If the job takes longer because the building is a 5-floor walkup, that time is reflected in the hourly bill – not in a surprise line item at the end of the day.

Building Access and COI for Small Moves

A small move does not exempt a building’s Certificate of Insurance requirement. Co-op buildings, condo associations, and managed rental buildings require a COI naming the managing agent as additional insured — with minimum general liability coverage and separate workers’ compensation – before the freight elevator or building lobby is used for any move, regardless of how many items are being moved.

Dream Moving files COIs same-day at no charge for every building that requires one. The requirement applies to both the origin address and the destination address. When you request a quote, confirm whether either address is a co-op, condo, or managed rental so we can verify the specific coverage requirement and have the COI ready before the crew departs. For buildings with a freight elevator window – typically scheduled through the building superintendent or management office – we confirm and book the window at the time of booking, not on move day. If the building requires a move-in or move-out deposit from the moving company, we note this requirement at the quote stage.

What Happens on Move Day?

The 2-person crew arrives at the confirmed start time with the truck, blanket wrap, and any specific equipment confirmed at the quote stage. All furniture is wrapped before it leaves the origin address. Items are loaded, transported, and unloaded at the destination. If the move involves a walkup at either end, the crew manages the stairs as part of the job.

If a building management contact is required at the origin or destination – a co-op superintendent, a condo association manager, or a college housing coordinator – we coordinate with that contact directly before and on move day. No access coordination is left to the client to manage on the day of the move. After unloading at the destination, all wrapped furniture is unwrapped and placed in the designated room. The crew removes all blanket wrap and moving materials before leaving. If the client requests a specific room placement or furniture arrangement, the crew accommodates it within the job time.

Small Move Coverage Area

Dream Moving runs small moves across all five New York City boroughs with no radius restriction. Coverage includes Manhattan, Brooklyn, Queens, the Bronx, and Staten Island. A move from a co-op in Midtown to a walkup in Astoria, from a dorm room in Morningside Heights to a 1-bedroom in Crown Heights, or from a storage unit in Long Island City to a new apartment in Sunnyside – all run at the same all-inclusive hourly rate with a 2-hour minimum.

FAQ

What is included in the hourly rate for a small move?

The all-inclusive hourly rate covers the 2-person crew for the full duration of the job, the 16-foot truck, blanket wrap and moving pads for all furniture, basic valuation coverage, and travel time to your address. There is no flight-of-stairs fee, no fuel surcharge, no COI filing charge, and no add-ons at the door. The minimum job length is 2 hours. The rate confirmed at the quote stage is the rate on the final invoice.

How long does a small move in New York City take?

A studio apartment move with a 2-person crew typically runs 2 to 3 hours. A 1-bedroom apartment move runs 2 to 4 hours depending on floor, building access type, and carry distance. Jobs in walkup buildings or storage facilities with narrow access corridors run toward the longer end of the range. All small moves have a 2-hour minimum, billed at the all-inclusive hourly rate.

Do I need a Certificate of Insurance for a small move at my NYC building?

Yes, if your origin or destination address is a co-op, condo, or managed rental building. The building's managing agent requires a COI naming them as additional insured with minimum general liability coverage and separate workers' compensation before the freight elevator or lobby is used - regardless of how many items are being moved. Dream Moving files COIs same-day at no charge for every building that requires one.

Can Dream Moving move a single piece of furniture or just a few items?

Yes. A single sofa, a wardrobe, a dining table, or any combination of pieces that does not fill a standard residential truck qualifies as a small-move booking. We send a 2-person crew with the appropriate truck size and blanket wrap for the specific items. The job is billed at the standard hourly rate with a 2-hour minimum.

Is there a stair charge for walkup buildings?

No. Dream Moving does not add a per-flight stair charge for walkup buildings. If a move involves a walkup at the origin, the destination, or both, the crew manages the stairs as part of the job and the additional time is reflected in the hourly bill. There are no separate stair line items added to the invoice.
