- Does a Small Office Need a Commercial Mover, or Does Small-Moves Cover It?
Headcount isn’t what decides this. What decides it is whether your building requires a Certificate of Insurance and a freight elevator booking, and whether what’s moving is business property that falls under commercial transport rules. A two-person office in a building with a managed freight elevator needs our commercial service. A solo founder moving a desk and a few boxes out of a walk-up might not.
Why Headcount Isn’t the Real Test
The dividing line is building requirements and cargo type, not how many people work there.
A commercial move operates under a different NYSDOT authority than a household-goods move, the Authority to Transport Property, separate from the permit that covers apartments and single items. That requirement exists because of what’s moving, business equipment, records, inventory, and where it’s going, a building with its own insurance and access rules, not because of staff size. A 3-person office in a Class A building with freight elevator restrictions needs the same commercial authority and COI process as a 50-person floor.
When Small-Moves Actually Covers an Office
If there’s no COI requirement and no freight elevator to book, a small load of office items can go through small-moves.
A single desk, a few boxes, a chair, moving out of a walk-up or a building with no managed freight elevator and no COI requirement, fits the small-moves service the same way a studio apartment’s furniture does. It’s the building’s rules and the nature of the load, not whether the business has a name on the lease, that decides which service applies.
What to Check Before You Book Either One
Ask your building two questions before choosing a service: is a COI required, and is there a freight elevator to reserve.
If either answer is yes, book commercial, because that pulls in the NYSDOT authority, the insurance paperwork, and the elevator reservation process. If both answers are no and the load is light, small-moves is built for exactly that. When you’re not sure, telling us what’s moving and where lets us tell you which service applies, instead of guessing from headcount alone.
This connects to a few related guides: commercial moving and liability.

COI required by building | No | Often, yes |
Freight elevator booking needed | No | Often, yes |
