Single-Family Colonial, Tudor, and Ranch Homes

Single-family homes dominate the Westchester landscape across virtually every zone of the county. Colonial, Tudor, Cape Cod, and ranch-style homes in Scarsdale, Harrison, Rye, Chappaqua, Pleasantville, and Dobbs Ferry typically have attached garages, interior staircases, and side or rear yard access that affects truck positioning. Front-walk carry distances and basement-to-truck logistics vary by property. We size crews for the specific home configuration and carry distance at quote time.

Apartment and Co-op Buildings - Southern Westchester

Yonkers, Mount Vernon, and New Rochelle have significant stocks of co-op apartment buildings and managed rental elevator buildings that operate on the same protocols as NYC co-op boards. COI naming the building’s managing agent as additional insured with minimum $1 million in general liability is required in most managed buildings. Freight elevator windows are enforced by the building superintendent or management office. We file COIs same-day and book elevator windows in advance for all Southern Westchester apartment and co-op jobs.

Condo Developments and Townhouse Communities

Condominium developments and townhouse communities are concentrated in White Plains, Port Chester, Elmsford, New Rochelle, Greenburgh, New Rochelle, and parts of Yonkers. Many have HOA or condo association managed-access requirements: a confirmed move date, a COI naming the association as additional insured, and sometimes a move deposit. We confirm association requirements at booking and handle COI filing at no charge.

Estate Properties and Gated Driveways

Large estate properties in Bedford, North Salem, Armonk (North Castle), Purchase, Chappaqua (New Castle), and Pound Ridge present logistics that do not exist in NYC or southern Westchester: gated driveway entrances, long private road carry distances from the gate to the house, and in some cases historic or landmarked structures with access restrictions. We contact property owners or estate managers before move day to confirm gate access, driveway dimensions, and any restrictions on truck size or load weight on private roads.

Historic Riverfront and Village Center Properties

The Hudson River towns – Tarrytown, Sleepy Hollow, Ossining, Dobbs Ferry, Hastings-on-Hudson, and Irvington – contain a significant stock of historic Victorian homes, pre-war apartment buildings, and village center walk-ups that require staircase crews and advance building coordination. The historic character of some of these buildings means doorways and stairwells are narrower than in modern construction. We assess building access at quote time for all historic-designation property addresses in these towns.

Westchester Truck Routing, The Parkway Restriction

This is the single most important operational fact about moving in Westchester: the Saw Mill River Parkway, Bronx River Parkway, Hutchinson River Parkway, and Taconic State Parkway all prohibit commercial vehicles. Moving trucks cannot legally use any of these roads. Any mover that attempts to route a truck via these parkways risks a fine and a delay.

Approved truck routes from NYC into Westchester and within the county are:

From the South (Bronx / Manhattan): I-87 (New York State Thruway) via the Major Deegan Expressway for western access; US Route 1 (New England Thruway / I-95) for eastern access to Sound Shore towns; US Route 9 (Albany Post Road / Central Park Avenue) for central access to Yonkers and White Plains.

From the West (New Jersey): Mario Cuomo Bridge (Tappan Zee) via I-287 for access to central and eastern Westchester; George Washington Bridge via the Major Deegan for southern Westchester.

Westchester has 43 Metro-North Railroad stations across the Hudson Line, Harlem Line, and New Haven Line. Station-adjacent residential streets in commuter towns experience peak weekday morning parking pressure from 6 AM to 9 AM as commuters park for the train. A moving truck attempting to stage on a station-area street during this window will find no legal parking.

We recommend weekend moves or mid-morning weekday starts (after 9 AM) for addresses within two blocks of a Metro-North station. All Westchester moves are priced hourly. Dream Moving's all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. Bridge tolls for moves crossing the Mario Cuomo Bridge or other toll routes are included in the quote and never added afterward.
