Ulster County Property Types - What Each One Requires

Single-Family Homes - Hudson River Corridor and Central Ulster

Single-family detached homes are the dominant residential building type across eastern and central Ulster, particularly in Saugerties, Ulster Park, Esopus, Highland, Marlborough, New Paltz, Gardiner, Rosendale, Stone Ridge, High Falls, and Accord. Most properties have driveways that reduce carry distance. Interior staircases are standard. In established village centers – particularly Saugerties village, New Paltz village, and Stone Ridge – some homes are close to the street on narrow lots where truck positioning requires a pre-move plan. We assess carry distance and staging for all village-center addresses at quote time.

Urban and Multi-Family Buildings - Kingston and Ellenville

Kingston (both the city and surrounding areas) and Ellenville have the county’s densest concentrations of apartment buildings, multi-family homes, and managed rental buildings. In the City of Kingston, COI naming the building’s managing agent as additional insured with minimum $1 million in general liability is required in most managed buildings. Ellenville has a compact urban core with apartment buildings and row houses requiring staircase crews. We file COIs same-day at no charge and confirm building access at booking for all Kingston and Ellenville managed-building jobs.

Catskill Mountain Communities - Woodstock, Phoenicia, and Beyond

Western Ulster’s Catskill communities — Woodstock, Bearsville, Willow, Lake Hill, Phoenicia, Mount Tremper, Big Indian, Pine Hill, Shandaken, Oliverea, West Shokan, Shokan, and Olivebridge — present the most logistically complex residential moves in the Hudson Valley. Route 28 climbs from Kingston through the mountains, narrowing as it ascends. Side roads branching from Route 28 frequently become one-lane, steep, unpaved, or all three. A standard 26-foot moving truck cannot safely navigate many of these roads. We assess every Catskill address for road width, surface condition, grade, and truck clearance before scheduling. When a full-size truck cannot reach the property, we use a shuttle truck to transfer items from the main truck staged at a lower accessible point to the property entrance. The shuttle requirement is disclosed in writing before the move date.

Historic Village and Waterfront Properties

Kingston’s Stockade District is a National Historic Landmark with streets – including Wall Street, Main Street, Clinton Avenue, and Fair Street – that were laid out in the 1600s and are too narrow for a full-size moving truck to idle without blocking traffic. The Rondout waterfront in Kingston has cobblestone street surfaces on sections of Rondout Landing and Broadway at the Creek. Moving trucks on cobblestone require proper load securing to prevent cargo shift during slow navigation over the rough surface. Woodstock’s Tinker Street is pedestrian-active and tourist-heavy from spring through fall. Saugerties village center and New Paltz village center have active main streets with limited staging windows during business hours. We schedule historic district and waterfront moves for early morning (before 8 AM) or Sunday and confirm truck positioning before the crew departs.

Rural, Farm, and Mountain Estate Properties

The western and southern portions of Ulster County – particularly in Olive, Rochester (Town of Rochester, not Rochester NY), Accord, Kerhonkson, Napanoch, Wawarsing, Denning, and Hardenburgh – contain properties on private or unpaved rural roads, elevated mountain terrain, and in some cases active agricultural land with long private road approaches and limited truck turn-around space. Seasonal road conditions in the Catskills – particularly during mud season (March through May) and after significant snowfall – can temporarily restrict truck access to some mountain addresses. Ulster County Truck Routing - Key Corridors

Ulster County has no truck-banned parkways within its borders – unlike Dutchess County to the east (where the Taconic is banned) or the southern Hudson Valley counties. The county’s road network for commercial vehicles is relatively open, with the key corridors being I-87 (NY Thruway) for north-south movement in eastern Ulster, Route 9W for the Hudson River corridor, Route 28 for westbound access into the Catskills, Route 209 for south-central Ulster, and Route 32 for central north-south movement.

From the South (Orange County): I-87 northbound from Exit 16 (Harriman) to Exit 18 (New Paltz) or Exit 19 (Kingston) for eastern and central Ulster. Route 9W northbound for the Hudson River corridor from the Mid-Hudson Bridge at Highland.

From the East (Dutchess County): Mid-Hudson Bridge (Route 44/55) westbound to Highland for central and southern Ulster. Kingston-Rhinecliff Bridge (Route 199) westbound to Rhinecliff for Kingston and northern Ulster.

SUNY New Paltz - College Move Coordination

SUNY New Paltz is the county's largest higher education institution, with approximately 7,000 residential students generating high move volume at the start and end of each academic year. Peak windows are late August (fall move-in), mid-May (spring move-out), and mid-January (mid-year transitions). On fall move-in weekend, the New Paltz campus and surrounding streets become one of the most congested environments in Ulster County: hundreds of families arrive simultaneously, competing for loading zones at residence halls.

Eastern Ulster / Hudson River - Communities We Serve

Eastern Ulster runs along the Hudson River from Marlborough in the south through Milton, Highland, Ulster Park, Port Ewen, Eddyville, Rhinecliff, Glasco, Saugerties, and north toward the Greene County border. Kingston is the zone's urban anchor - the county seat, Ulster's largest city, and one of the most historically significant small cities in New York State.
