Rockland County Property Types - What Each One Requires

Apartment Buildings and Managed Rental Housing

Apartment buildings and managed rental housing are concentrated in Spring Valley, Monsey, Haverstraw, West Haverstraw, and parts of Suffern and Nanuet. These buildings have freight elevators or passenger elevators that double as service elevators, booked through the building superintendent or management office. COI naming the managing agent as additional insured with minimum $1 million in general liability and separate workers’ compensation coverage is required in most managed buildings. We file COIs same-day and book elevator windows in advance for all Rockland managed-building jobs.

Condo Developments and HOA Communities

Condominium developments and HOA-managed communities are found in Nanuet, New City, West Nyack, Valley Cottage, Congers, Pomona, Airmont, Wesley Hills, and in newer developments throughout Clarkstown and Ramapo. Many have association move protocols: a confirmed move date, a COI naming the association as additional insured, and sometimes a move deposit. The Harbors at Haverstraw is the most logistics-intensive condo development in the county: a large waterfront complex with a resident services portal, loading dock, and freight elevator windows enforced by the building’s management team. We confirm all association requirements at booking and handle COI filing at no charge.

Single-Family and Two-Family Homes

Single-family and two-family homes are the dominant residential building type across most of Rockland County, particularly in Orangetown, Clarkstown, and the suburban sections of Ramapo and Haverstraw townships. Move access is through a front door and interior staircase. Driveways are common across most of the county and reduce carry distances. Some properties in Piermont, Palisades, and Grand View-on-Hudson have steep driveway or yard approaches from the street due to the Hudson River Palisades terrain. We assess carry distance and driveway access at quote time.

Historic Village and Waterfront Properties

The villages of Nyack, Piermont, Tappan, and Grand View-on-Hudson contain historic Victorian homes, pre-war village apartments, and riverside cottages that require staircase crews and advance truck-staging planning. Nyack’s Main Street and Piermont Avenue in Piermont are among the narrowest and most pedestrian-active streets in the county. Staging a large moving truck on either street requires a NYC DOT-style staging plan – we confirm truck positioning with the property address before the crew departs. Some properties in these villages are on historic preservation registers and may have access or modification restrictions we confirm at quote time.

Orthodox and Hasidic Community Residential Buildings

Spring Valley and Monsey are home to one of the largest Orthodox and Hasidic Jewish communities outside of Brooklyn in the United States. Many households in these communities observe Shabbat (Friday at sundown through Saturday night) and require that moves do not begin or continue during that window. Jewish holidays (Rosh Hashanah, Yom Kippur, Sukkot, Passover, Shavuot, and others) create additional scheduling constraints throughout the year. Rockland County Truck Routing - The Palisades Parkway Restriction

This is the most operationally significant fact about moving in Rockland County: the Palisades Interstate Parkway prohibits commercial vehicles for its entire length within New York State, from the New Jersey state line to the Bear Mountain Bridge at the Orange County boundary. Any moving truck that follows GPS directions onto the PIP from the south or east will be turned back at the commercial vehicle checkpoint or cited. The Palisades Parkway is the most visually obvious route into Rockland from New Jersey and from I-87, and GPS navigation systems frequently route trucks onto it. Dream Moving never does.

Approved truck routes into and through Rockland County:

From the South (New Jersey): I-287 eastbound to I-87 (NY Thruway) northbound is the primary approach from northern New Jersey and Bergen County. Route 9W northbound from the George Washington Bridge approach is used for moves originating in Manhattan or the Bronx. Garden State Parkway to I-287 is used for moves from central and southern New Jersey.

From the East (Westchester): Mario Cuomo Bridge (Tappan Zee) westbound via I-287 is the primary Westchester-to-Rockland approach for all truck sizes. This is also the approach for NYC-to-Rockland moves that originate in Manhattan or the Bronx via I-87 southbound.

Within Rockland: I-87 (NY Thruway) runs north-south through the county’s eastern edge. Route 59 (Main Street / Route 59 corridor) is the primary east-west artery. Route 9W follows the Hudson River through the county’s eastern edge from Nyack north through Haverstraw. Route 303 connects Orangeburg and Tappan in the south to Valley Cottage and Congers in central Rockland. Route 45 runs north through New City to Pomona and into northern Ramapo.
