  7. Putnam County Movers: Every Community, Every Property Type

Moving in Putnam County requires knowing two things before the truck leaves the yard. First: the Taconic State Parkway bans commercial vehicles along its entire Putnam segment, from the Westchester County line north to the Dutchess County line. Every GPS navigation system routes trucks onto the Taconic. Every mover who follows those directions gets turned back. The approved routes into and through Putnam are Route 9, I-84, Route 9D, Route 301, and Route 22. Second: several of Putnam’s most active residential communities are lake communitiesLake Mahopac, Lake Carmel, Putnam Lake, Lake Peekskill, and Oscawana Lake – with private community roads and in some cases weight-restricted bridges that determine what size truck can reach your door.

Dream Moving covers all of Putnam County, from Cold Spring and Garrison on the Hudson River in the west to Brewster, Patterson, and Putnam Lake on the Connecticut border in the east. We plan every job around the Taconic restriction. We assess lake community road access before the crew departs. We schedule Metro-North station-area moves outside peak commuter windows. Every job gets an all-inclusive hourly quote – the Taconic-avoidance routing adds no surcharge.

Putnam County Property Types - What Each One Requires

Single-Family Homes - The Dominant Building Type

Single-family detached homes are the dominant residential building type in Putnam County, accounting for the vast majority of all move jobs in the county. Colonial, Cape Cod, ranch, contemporary, and older farmhouse-style homes are found throughout Carmel, Mahopac, Patterson, Kent, and Putnam Valley. Most properties have driveways that reduce the street-to-door carry distance. Interior staircases are standard. Basement and attic moves are common given the number of larger homes in the county. We size crews for the specific home layout at quote time, accounting for staircase access, carry distance, and any oversize items that require disassembly.

Lake Community Cottages and Year-Round Lake Homes

Lake communities are a defining feature of Putnam County’s residential landscape. Lake Mahopac, Lake Carmel, Putnam Lake, Lake Peekskill, and Oscawana Lake each have a mix of seasonal lakefront cottages and year-round residential homes. The access logistics for lake community moves differ from standard residential moves in several ways: private community roads may have weight limits that restrict truck size; seasonal gates at some community entrances may require advance contact with the community association; and some lakefront properties sit at the bottom of steep driveways or require a carry path from the road to the property that a standard truck cannot navigate without advance planning. Dream Moving assesses road weight limits, gate access, and carry path dimensions for every lake community job before scheduling the crew.

Condo and Townhouse Developments

Condominium and townhouse developments are concentrated in Mahopac, Carmel Hamlet, and near the Brewster area in the Town of Southeast. Unlike the co-op and elevator buildings of Westchester or the Bronx, most Putnam condo developments are low-rise garden-style or townhouse buildings without elevator access. Move logistics typically involve ground-floor or staircase access. HOA or condo association rules may require a COI and a confirmed move window – we contact the association management at booking to confirm requirements. We file COIs same-day at no charge where required.

Historic Hudson River Village Properties

Cold Spring and Garrison in the Town of Philipstown are the county’s most architecturally distinctive communities. Cold Spring’s Main Street is a narrow, pedestrian-active historic downtown running directly to the Hudson River waterfront. Victorian homes, pre-Civil War stone buildings, and converted commercial structures line streets too narrow for a full-size moving truck to idle without blocking traffic. Garrison is a small hamlet with a single primary access road from Route 9D. Both communities are served by the Metro-North Hudson Line, creating weekday morning parking pressure near both stations. We schedule Cold Spring and Garrison moves for early morning (before 9 AM) or weekend windows to avoid both commuter parking pressure and pedestrian foot traffic.

Semi-Rural and Rural Properties

The northern and eastern portions of Putnam County – particularly in Kent, Patterson, and rural sections of Putnam Valley – contain properties on private or unpaved rural roads, elevated terrain, and in some cases working agricultural land. Some of these properties have long private road approaches, narrow unpaved driveways, and limited turn-around space for large moving trucks. We assess road surface condition, driveway width, and truck clearance for all rural Putnam addresses at quote time and discuss truck configuration options before scheduling.

Putnam County Truck Routing - The Taconic State Parkway Restriction

The Taconic State Parkway runs north-south through the center of Putnam County for approximately 20 miles, from the Westchester County line in the south to the Dutchess County line in the north. It is the most direct road through the county and the one that GPS navigation systems route trucks onto first. It bans commercial vehicles — including moving trucks — for its entire length in Putnam County. There are no exceptions for residential movers. A commercial vehicle on the Taconic in Putnam will be stopped at a patrol point and directed off.

Approved truck routes into and through Putnam County:

From the South (Westchester): Route 9 (Albany Post Road) northbound is the primary south-to-north truck corridor for western and central Putnam. Route 9D northbound from Beacon / Fishkill provides access to Philipstown (Cold Spring, Garrison) from the south. I-84 westbound from I-684 provides access to southern Putnam (Brewster, Southeast, Carmel) from Westchester’s eastern corridor.

Dream Moving specializes in tackling these challenges. Our professional team ensures your move is smooth and stress-free from start to finish. We provide services tailored to your needs, no matter the distance or complexity.

East-West Within Putnam: I-84 is the primary east-west commercial truck corridor, running from the New York-Connecticut state line through Brewster and the southeastern corner of the county to the Orange County border at the Hudson. Route 301 connects Cold Spring in the west to Carmel and the Taconic corridor (approached from Route 9 or I-84, not on the Taconic itself). Route 52 connects Carmel to Patterson in the east.

From the North (Dutchess): Route 9 southbound from Poughkeepsie and Beacon is the primary approach. Route 22 southbound provides access to eastern Putnam (Patterson, Pawling area) from Dutchess County.

To / From NYC directly: I-87 (NY Thruway) to I-84 eastbound for moves originating in the Bronx or Manhattan destined for central or eastern Putnam. Route 9 south to I-87 / Henry Hudson Parkway approach for Philipstown and western Putnam.

Lake Community

Lake Community Access - What to Expect

Approximately one-third of Putnam County's residential housing stock is located within or adjacent to lake communities. These communities generate high move volume year-round, and each has specific access characteristics that affect truck planning. Dream Moving contacts the relevant community association or property manager before scheduling any lake community job to confirm road weight limits, gate access procedures, and any seasonal restrictions on large vehicle entry.

Lake Community

Access Notes

Dream Moving Pre-Move Actions

Lake Mahopac (Carmel)

Primary residential roads within the Lake Mahopac community are county-maintained but some private roads within subdivisions around the lake have informal weight limits; lakefront properties may have steep driveway approaches to the waterline; Route 6 and Route 6N provide main truck access

Assesses lakefront property driveway grade and carry distance at quote time; confirms truck configuration before scheduling

Lake Carmel (Kent / Carmel border)

Lake Carmel has community roads maintained by the Lake Carmel Property Owners Association; some interior roads are unpaved or have width restrictions; seasonal gate access procedures vary by entrance; community contact required before any move

Contacts Lake Carmel Property Owners Association before scheduling; verifies road surface and width for truck approach; confirms gate access procedure

Putnam Lake (Patterson)

Putnam Lake is a community in the Town of Patterson with private residential roads maintained by the Putnam Lake Improvement Association; road access for large trucks varies by sub-section of the community; some interior roads cannot accommodate a full-size 26-foot moving truck

Contacts Putnam Lake Improvement Association before scheduling; assesses truck size requirement for specific address; may recommend smaller truck or shuttle approach for interior addresses

Lake Peekskill (Putnam Valley)

Lake Peekskill straddles the Putnam-Westchester county line; the community has private residential roads and a community association; access from Route 9A via Peekskill Hollow Road; some roads within the community have weight-posted bridges

Assesses bridge weight limit for truck approach before scheduling; contacts community association for any gate or seasonal access requirements

Oscawana Lake (Putnam Valley)

Small lake community in the Town of Putnam Valley; private residential roads; access via Oscawana Lake Road off Route 9; road conditions and width vary seasonally

Assesses road access and truck configuration for all Oscawana Lake addresses before scheduling; seasonal road condition check recommended for winter and early spring moves

Our commitment to quality and safety has made us a trusted choice among long distance moving companies.

Metro-North Stations

Metro-North Stations and Move Timing in Putnam County

Putnam County has three Metro-North Railroad stations: Cold Spring and Garrison on the Hudson Line, and Brewster on the Harlem Line. Each creates weekday morning parking pressure on station-adjacent streets between 6 AM and 9 AM as commuters arrive for trains to New York City.

For Cold Spring moves: The Cold Spring Metro-North station sits at the foot of Main Street, directly adjacent to the village's most active residential blocks. Weekday mornings before 9 AM see heavy commuter and tourist parking on Main Street and adjacent side streets. We recommend Saturday moves, Sunday moves, or weekday starts after 9:30 AM for all Cold Spring addresses within two blocks of the station or Main Street.

For Garrison moves: The Garrison station is small and its parking area is limited. The primary residential area of Garrison is accessed via Route 9D and Snake Hill Road, with most properties set back from the station area. Parking pressure near the station is less severe than Cold Spring but present on weekday mornings. Weekend or mid-morning starts are recommended.

For Brewster moves: Brewster's Metro-North station (Southeast station on the Harlem Line) is adjacent to the village center. Street parking near the station is metered and heavily used on weekday mornings. Moves to addresses on the primary village streets near the station benefit from off-peak or weekend scheduling.

Western Putnam

Western Putnam (Town of Philipstown) - Communities We Serve

Philipstown is Putnam County's westernmost town, occupying the Hudson Highlands along the river from the Westchester County line north to the Orange County border at the Bear Mountain Bridge. It contains the county's two most historically significant and logistically distinctive communities: Cold Spring and Garrison. The terrain throughout Philipstown is mountainous by Hudson Valley standards - the Hudson Highlands ridge rises steeply from the riverbank. Some residential streets in both communities are narrow, steep, or limited to one-directional traffic at points. The Taconic State Parkway does not serve Philipstown - truck access is exclusively via Route 9D from the south or north, or via Route 301 connecting east to Route 9.

Western Putnam – Philipstown Communities

Cold Spring (Village and Hamlet) – Charming historic Hudson River village; National Historic District with Victorian and Federal-era homes, converted commercial buildings, and some newer residential; Main Street is narrow, heavily pedestrian, and tourist-active on weekends; Metro-North Hudson Line station at the foot of Main Street creates weekday morning commuter parking pressure 6-9 AM; no full-size truck staging on Main Street during peak hours; access via Route 9D from south or north; Dream Moving schedules all Cold Spring village-center moves for early morning (before 8 AM) or weekend windows; properties on hillside residential streets above the village require driveway and road-width assessment

Garrison (Hamlet) – Small historic hamlet along Route 9D; primarily single-family homes and some historic estates; Metro-North Hudson Line station at the riverfront; limited parking near the station on weekday mornings; most residential properties accessed via Route 9D and side roads including Snake Hill Road and South Mountain Pass; some properties on elevated terrain with steep driveways; truck routing and driveway assessment recommended for all Garrison hillside addresses

Continental Village (Hamlet) – Small residential hamlet in southern Philipstown near the Westchester border; primarily single-family homes; good truck access via Route 9D; quieter than Cold Spring or Garrison proper

North Highlands (Philipstown) – Semi-rural residential area in northern Philipstown; primarily single-family homes and some rural properties; access via Route 9D; good truck access on main routes; some properties on elevated terrain require driveway assessment

Southern Putnam

Southern Putnam (Carmel and Mahopac) - Communities We Serve

The Town of Carmel is Putnam County’s most populous town, anchored by the Village of Brewster (which is technically within the Town of Southeast but serves as a commercial center for southern Carmel), Mahopac, and Lake Mahopac. The county seat is located within the Town of Carmel at Carmel Hamlet. This is the most suburban zone of Putnam County, with the highest density of single-family homes, condo developments, and townhouse communities. I-84 provides east-west truck access to the southern edge of the zone. Route 9 runs north-south through the center. The Taconic State Parkway bisects the town’s eastern portion but is truck-banned — all truck routing in this zone uses Route 9, Route 6, Route 6N, or I-84.

The building stock is predominantly single-family homes, with a cluster of residential development around Brewster village and the Putnam Lake community in Patterson. Route 22 is the primary north-south truck corridor through eastern Putnam, since the Taconic is truck-banned throughout the zone.

Eastern Putnam – Patterson and Southeast Communities

Brewster (Village of Brewster / Southeast) – Most commercial of Putnam’s communities; Metro-North Harlem Line terminus at Southeast (Brewster) station creates weekday morning commuter parking pressure on station-adjacent streets; mix of single-family homes, attached homes, and some apartment buildings near the village center; COI in managed apartment buildings; access via I-84 Exit 20 or Route 22; village center streets have commercial vehicle restrictions during peak hours – residential street approaches preferred for moves near the village center

Northern Putnam encompasses the Town of Kent in the northwest and the Town of Putnam Valley along the Hudson River corridor in the west-central portion of the county. Both towns are the county’s most rural zones, with significant wooded terrain, private roads, and lake communities. Lake Carmel is the primary population center of Kent. Lake Peekskill and Oscawana Lake are the primary lake communities of Putnam Valley, both straddling the Westchester County line. The Taconic State Parkway borders the eastern edge of Kent – truck-banned for its full length – and Route 9 and Route 9D provide the primary north-south truck access through this zone. No Metro-North service is available in Kent or Putnam Valley – all residents are car-dependent.

FAQs

Frequently Asked Questions

Quick answers to questions you may have about Putnam Moving.

Does a Putnam County moving company need to provide a Certificate of Insurance for my home?

Most Putnam County residential moves - single-family homes, lake cottages, rural properties - do not require a Certificate of Insurance. COI requirements apply when you are moving into or out of a managed condo association, an HOA-governed townhouse community, or an apartment building with a managing agent. These are less common in Putnam than in Westchester or NYC, but they do exist in Mahopac, Carmel, and near Brewster. Dream Moving files COIs same-day at no charge for any Putnam building that requires one. When requesting your quote, note whether your address is a condo association or managed community so we confirm the requirement before your move date.

How are Putnam County moves priced?

All Putnam County moves are priced hourly based on crew size and truck configuration. Dream Moving's all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. Taconic-avoidance routing adds no surcharge - approved commercial routes add no meaningful extra distance to most Putnam jobs. Tolls where applicable are included in the quote. There is no flight-of-stairs fee, no fuel surcharge, and no lake community coordination fee. The minimum job length is 2 hours. The price confirmed at quote is the price on your invoice. Call (212) 994-4941 for a quote by community and property type.

Can moving trucks use the Taconic State Parkway in Putnam County?

No. The Taconic State Parkway bans commercial vehicles for its entire length in Putnam County, from the Westchester County line to the Dutchess County line. Moving trucks cannot legally use the Taconic in either direction. Dream Moving routes all Putnam jobs via approved commercial vehicle roads: Route 9, I-84, Route 9D, Route 301, Route 22, or Route 52 depending on the origin and destination. Taconic-avoidance routing adds no surcharge to your quote.

How does Dream Moving handle lake community moves in Putnam County?

Lake communities including Lake Mahopac, Lake Carmel, Putnam Lake, Lake Peekskill, and Oscawana Lake have private community roads that may have weight limits, seasonal gate access, or unpaved surfaces that restrict truck size. Dream Moving contacts the relevant community association before scheduling any lake community job to confirm road access, weight limits, gate procedures, and any seasonal restrictions. We assess truck size requirements for the specific address within the community before the crew is dispatched. Note your lake community address when requesting your quote so we allow time for the access assessment.

When is the best time to schedule a move in Cold Spring or Garrison?

Cold Spring's Main Street is narrow and pedestrian-active, with commuter parking pressure near the Metro-North station from 6 AM to 9 AM on weekdays. Weekend tourist activity adds staging constraints on weekend mornings after 10 AM. For Cold Spring village-center moves, Dream Moving recommends starting before 8 AM on any day, or Saturday and Sunday moves before 9 AM. Garrison has similar station-area constraints on weekday mornings. For addresses above the village center on hillside streets in either community, the staging challenge is driveway access rather than street parking - we assess this at quote time.
