Moving in Orange County requires knowing things that no GPS navigation system will tell you. In the county’s southeastern corner, the Palisades Interstate Parkway bans commercial vehicles as it passes through Harriman State Park – including the segment that borders Tuxedo, Harriman, and Monroe. Orange County Property Types - What Each One Requires

Single-Family Homes - Suburban and Village

Single-family homes are the dominant residential building type across most of Orange County, particularly in Goshen, Montgomery, Warwick, Chester, Cornwall, New Windsor, Washingtonville, and the suburban sections of Middletown and Newburgh. Most have driveways that reduce the street-to-door carry distance. Interior staircases are standard. In established village centers – particularly Cornwall-on-Hudson, Montgomery, and Goshen – some homes are close to the street on narrow lots with limited truck staging space. We assess carry distance and truck positioning for all village-center addresses at quote time.

Urban Apartment and Multi-Family Buildings

Newburgh, Middletown, and Port Jervis have the county’s densest concentrations of apartment buildings, multi-family homes, and managed rental buildings. In these cities, COI naming the building’s managing agent as additional insured with minimum $1 million in general liability is required in most managed buildings. Elevator or staircase crew configurations depend on the building. We file COIs same-day and confirm building access at booking. Newburgh’s downtown revitalization zone near the Hudson River waterfront includes converted historic buildings with narrow staircases and freight-access constraints specific to each property.

Gated and Private Communities

Tuxedo Park is by far the most distinctive gated community in Orange County – a fully enclosed historic village with a staffed security gatehouse controlling all vehicle access. All moves require advance written notice to the Tuxedo Park Association before the gatehouse opens to a moving truck. Beyond Tuxedo Park, several newer gated residential developments in Monroe, Woodbury, Blooming Grove, and Warwick have HOA-managed gatehouse or card-access entry requiring advance move coordination. We contact the relevant association or security office before every gated-community move in Orange County.

Military Housing - West Point and Highland Falls

The United States Military Academy at West Point and its adjacent civilian community of Highland Falls generate a high volume of residential moves from military families relocating on PCS (Permanent Change of Station) orders and civilian employees. For moves into or out of on-post housing at West Point, the West Point Directorate of Public Works (DPW) manages all move coordination, including vehicle gate access, approved move windows, and elevator or staircase access in tower housing. We contact West Point DPW directly, submit the required documentation, and confirm the access protocol before the crew departs. Allow at least 10 business days lead time for all West Point on-post housing moves.

Rural, Farm, and Estate Properties

The central and western portions of Orange County – particularly in Warwick, Blooming Grove, Deerpark, Minisink, and Wawayanda – contain a significant stock of farmhouses, rural estates, equestrian properties, and homes on private or unpaved roads. These properties often have long private road approaches, limited truck turn-around space, and in some cases weight-restricted bridges over streams or drainage channels. We assess private road surface, driveway dimensions, and truck clearance for all rural Orange County addresses before scheduling the crew.

Orange County’s road network is complex, and the routing constraints that affect moving trucks are distributed across multiple entry points depending on where the move originates.

Palisades Interstate Parkway — Truck Ban in the Southeastern Zone

The Palisades Interstate Parkway enters Orange County from Rockland County at the Harriman interchange and passes through Harriman State Park before terminating at the Bear Mountain Bridge approach. Commercial vehicles are banned on the PIP for its entire Orange County segment. Moving trucks approaching the southeastern zone from Rockland or from NYC via the Rockland corridor must use I-87 (NY Thruway) to Route 17 / I-86 — not the Palisades Parkway. This restriction affects all moves in Tuxedo, Tuxedo Park, Harriman, Monroe, Central Valley, and Woodbury.

From the South (Rockland / NYC): I-87 northbound to Exit 15A (I-87/17 junction) for southeastern Orange. I-87 to Exit 16 (Harriman) for Monroe and Central Valley. Route 9W northbound for the Hudson River communities (Highland Falls, Fort Montgomery, Cornwall, Newburgh, New Windsor).

From the East (Dutchess County / Connecticut): I-84 westbound via the Newburgh-Beacon Bridge for central and western Orange County. Route 9W southbound from Newburgh for the Hudson River corridor.

Special Access Protocols

The Newburgh-Beacon Bridge and Cross-River Moves

The Newburgh-Beacon Bridge (I-84) is the primary crossing between Orange County and Dutchess County to the east, and by extension to Connecticut and western New England via I-84. The bridge has two spans: the upper span (I-84 eastbound) and the lower span (I-84 westbound). Both spans are accessible to standard-size moving trucks, but oversized loads -- trucks with heights above 13 feet 6 inches -- require special permits from the NYSDOT before crossing. Dream Moving verifies truck height against the posted clearance before scheduling any Newburgh-Beacon crossing, and files any required oversize permits in advance.

The bridge carries a toll in the eastbound direction (Orange County to Dutchess). This toll is included in Dream Moving's all-inclusive hourly quote for any move that crosses the Newburgh-Beacon Bridge -- it is never added as a surprise charge afterward.

Metro-North Port Jervis Line - Move Timing

The Metro-North Port Jervis Line runs from Hoboken, NJ through Bergen County, NJ into Orange County, serving Tuxedo, Harriman, Otisville, Middletown, Campbell Hall, Goshen, Chester, and Port Jervis. Weekday morning commuter parking near Port Jervis Line stations creates parking pressure on station-adjacent streets from 6 AM to 9 AM. For addresses within two blocks of a Port Jervis Line station, Dream Moving recommends off-peak weekday starts after 9 AM or weekend scheduling. The affected stations in Orange County include all of those named above.

How are Orange County moves priced?

How does moving to Tuxedo Park work?

Every moving truck must have advance written clearance from the Tuxedo Park Association before the gate opens. The process requires written notice from the resident, confirmation of the moving company, and an approved move date and time window. How does moving into or out of West Point on-post housing work?

West Point is a federal military installation. Moves into or out of on-post housing require coordination with the West Point Directorate of Public Works (DPW) at least 10 business days in advance. The DPW manages all residential moves on the installation, including vehicle access authorization, approved move windows, and building access protocols for tower housing. Dream Moving submits all required documentation to West Point DPW, obtains vehicle access authorization, and confirms the approved move window before dispatching the crew. Can moving trucks use the Palisades Interstate Parkway in Orange County?

No. The Palisades Interstate Parkway bans commercial vehicles for its entire Orange County segment through Harriman State Park. Moving trucks approaching the Tuxedo, Harriman, or Monroe area from the south or east must use I-87 (NY Thruway) to Route 17 / I-86 -- not the Palisades Parkway. Dream Moving routes all southeastern Orange County jobs via approved commercial vehicle roads. If a mover cannot confirm their routing avoids the Palisades Parkway, ask before the crew is dispatched.
