Manhattan Building Types - What Each One Requires
Pre-War Walk-Up Buildings
Pre-war buildings from the 1900s through the 1930s define large swaths of Hell’s Kitchen, Harlem, Washington Heights, Inwood, the Lower East Side, and East Village. Staircases are steep, narrow, and turn unexpectedly. Furniture that passes the apartment door does not always clear the third-floor landing. We send staircase-rated crews with disassembly equipment on every walk-up job and do not charge extra for flights.
Post-War Elevator Buildings
Post-war elevator buildings across Murray Hill, Kips Bay, Stuyvesant Town, Morningside Heights, and Washington Heights have passenger elevators that double as service elevators. Building management typically reserves a specific elevator for moves. We contact your building’s super or front desk to confirm the move window and elevator reservation before your crew is assigned.
Co-op Boards
Co-op buildings on Central Park West, West End Avenue, Park Avenue, Riverside Drive, and throughout the Upper East Side and Upper West Side require a COI naming the board’s managing agent as additional insured with a minimum of $1 million in general liability and separate workers’ compensation coverage. Some boards also require a move deposit. We file COIs same-day at no charge. Send us your board’s addendum when you book.
Luxury Condos and New Development
Luxury condo towers in Hudson Yards, Battery Park City, Tribeca, NoMad, and along 57th Street have dedicated loading docks and resident services teams. Moves are scheduled through the building’s online portal or resident services coordinator. We contact the coordinator directly, obtain the move protocol document, and arrive with all required paperwork on file.
Manhattan Parking and Truck Access
Parking a moving truck legally in Manhattan requires advance planning. Most residential blocks in Midtown, the Upper East Side, the Upper West Side, and Downtown Manhattan have alternate-side parking restrictions on one or both sides of the street. Moving without a NYC DOT parking permit on a restricted side means a ticket and a potential tow within the first hour.

Local moves in Manhattan are priced hourly. The rate is based on crew size and truck configuration. Dream Moving's all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. The minimum job length is 2 hours. There is no flight-of-stairs fee, no fuel surcharge, and no charge for COI filing or furniture wrap. The number you receive at quote is the number on your invoice.
