  7. Manhattan Movers: Every Neighborhood, Every Building Type

Moving in Manhattan is a logistics problem before it is a moving problem. Your co-op board on the Upper East Side requires a Certificate of Insurance naming the building as additional insured before the crew touches the freight elevator. Your pre-war walk-up in Hell’s Kitchen has a staircase that turns 90 degrees between the second and third floor. The street outside your building in Tribeca needs a NYC DOT parking permit or the truck blocks a loading zone and gets ticketed before the first box moves.

Dream Moving has handled these jobs across every Manhattan neighborhood, from Battery Park City to Inwood. We file COIs same-day. We book freight elevator windows in advance. We pull parking permits before move day. You get an all-inclusive hourly quote with no charges added at the door.

Manhattan Building Types - What Each One Requires

Pre-War Walk-Up Buildings

Pre-war buildings from the 1900s through the 1930s define large swaths of Hell’s Kitchen, Harlem, Washington Heights, Inwood, the Lower East Side, and East Village. Staircases are steep, narrow, and turn unexpectedly. Furniture that passes the apartment door does not always clear the third-floor landing. We send staircase-rated crews with disassembly equipment on every walk-up job and do not charge extra for flights.

Post-War Elevator Buildings

Post-war elevator buildings across Murray Hill, Kips Bay, Stuyvesant Town, Morningside Heights, and Washington Heights have passenger elevators that double as service elevators. Building management typically reserves a specific elevator for moves. We contact your building’s super or front desk to confirm the move window and elevator reservation before your crew is assigned.

Co-op Boards

Co-op buildings on Central Park West, West End Avenue, Park Avenue, Riverside Drive, and throughout the Upper East Side and Upper West Side require a COI naming the board’s managing agent as additional insured with a minimum of $1 million in general liability and separate workers’ compensation coverage. Some boards also require a move deposit. We file COIs same-day at no charge. Send us your board’s addendum when you book.

Luxury Condos and New Development

Luxury condo towers in Hudson Yards, Battery Park City, Tribeca, NoMad, and along 57th Street have dedicated loading docks and resident services teams. Moves are scheduled through the building’s online portal or resident services coordinator. We contact the coordinator directly, obtain the move protocol document, and arrive with all required paperwork on file.

Manhattan Parking and Truck Access

Parking a moving truck legally in Manhattan requires advance planning. Most residential blocks in Midtown, the Upper East Side, the Upper West Side, and Downtown Manhattan have alternate-side parking restrictions on one or both sides of the street. Moving without a NYC DOT parking permit on a restricted side means a ticket and a potential tow within the first hour.

We manage parking permit applications for jobs that require them. Permits are filed as soon as your address is confirmed. For buildings with dedicated loading zones or freight entrances on side streets, we coordinate the truck position with building management before move day.

Dream Moving specializes in tackling these challenges. Our professional team ensures your move is smooth and stress-free from start to finish. We provide services tailored to your needs, no matter the distance or complexity.

Downtown Manhattan

Downtown Manhattan Neighborhoods We Serve

Downtown Manhattan stretches from the Financial District and Battery Park City at the southern tip north to 14th Street. The building stock is the most varied in the borough: pre-war tenements, cast-iron loft buildings, luxury new-development towers, and historic co-ops. Narrow SoHo streets, loading dock restrictions in FiDi, and COI requirements in Battery Park City are the three most common move-day challenges in this zone.

Downtown Manhattan – Neighborhoods (south of 14th Street)

Financial District (FiDi) – High-rise office-to-residential conversions; dedicated loading dock protocols; COI universally required; moves often scheduled outside business hours

Battery Park City – Luxury residential towers; resident services coordinator manages move scheduling; loading dock booking required in advance; strict COI requirements

TriBeCa – Cast-iron loft buildings with freight-only elevator access; oversized furniture common in large loft units; NYC DOT permits essential on most blocks

Civic Center – Mixed residential and institutional; limited street parking; freight access varies significantly by building

Two Bridges – Older co-op towers alongside new luxury development; COI requirements vary widely between buildings

SoHo – Cast-iron loft buildings; oversized freight elevators present but advance booking required; NYC DOT permits needed on most blocks

NoHo – Mix of loft conversions and new luxury condos; freight elevator windows enforced; COI required in most buildings

Bowery – Transitional building stock; new condo towers alongside older walk-ups; move protocols vary widely between buildings

West Village – Predominantly Federal-era and pre-war walk-ups; narrow cobblestone streets; truck access requires advance planning and often a permit

Greenwich Village – Mix of townhouses, pre-war walk-ups, and NYU-area buildings; walk-up staircase crew required in most buildings

East Village – Dense pre-war walk-up stock; four- to six-floor buildings without elevators are standard; staircase crew essential

Alphabet City – Pre-war tenements; narrow stairwells; limited truck access on Avenues B and C

Lower East Side – Pre-war tenements transitioning to luxury condos; COI now required in many newer buildings alongside legacy walk-ups

Manhattan Island Neighborhoods

Roosevelt Island – Accessible by moving truck via the Roosevelt Island Bridge from Queens. All moves must be pre-registered with the Roosevelt Island Operating Corporation (RIOC) before the move date. Each building on the island also has its own freight elevator booking process managed through its individual management office. Dream Moving handles RIOC registration, building elevator booking, and truck routing to the island as part of the job, no additional coordination required from the client. Note the Roosevelt Island address when requesting your quote so we allow time for the RIOC registration process.

Marble Hill – Geographically situated on the Bronx mainland north of the Harlem River Ship Canal but administratively part of Manhattan borough. Accessible by road via Broadway from the Bronx. Predominantly mid-rise residential buildings. Fewer co-op board restrictions and simpler street parking logistics than central Manhattan. Truck access is more straightforward relative to high-density Manhattan neighborhoods. COI requirements vary by individual building.

Licensed Manhattan movers

Licensed Manhattan Moving Company - DCA Verified

Dream Moving is licensed with the New York City Department of Consumer and Worker Protection and carries full general liability and workers’ compensation insurance. Any local mover operating in Manhattan without a DCA license number is unlicensed. Verify any mover at nyc.gov/consumers before booking. Unlicensed operators are also frequently rejected on move day by co-op and condo buildings that require a COI, since unlicensed operators typically cannot produce valid insurance documentation. Our license information is available on request.

FAQs

Frequently Asked Questions

Quick answers to questions you may have about Manhattan Moving.

Does a Manhattan moving company need to provide a Certificate of Insurance for my building?

Yes. The vast majority of co-op boards, condo associations, and rental management companies in Manhattan require a Certificate of Insurance from your mover before granting freight elevator access or loading dock permission. The COI must name the building's managing agent or board as an additional insured with minimum coverage of $1 million in general liability plus separate workers' compensation. Some co-op boards on the Upper East Side and Upper West Side also require a move deposit. Dream Moving files COIs same-day for most buildings at no charge. Share your board's addendum when you book and we match the requirements before your move date.

How are local moves in Manhattan priced?

Manhattan local moves are priced hourly based on crew size and truck configuration. Dream Moving's all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. There is no flight-of-stairs fee, no fuel surcharge, and no COI filing charge. The minimum job length is 2 hours. The price confirmed at quote is the price on your invoice. For a quote by neighborhood, building type, and crew size, call (212) 994-4941.

How do Manhattan movers handle freight elevator windows in high-rise buildings?

Most Manhattan high-rise buildings restrict freight elevator access to specific windows -- typically before 9 AM or after 5 PM on weekdays -- and some restrict moves to Saturday mornings only. Dream Moving books your freight elevator window directly with the building's front desk, resident services team, or super before your move date. The confirmed window is provided to you in writing. We arrive before the window opens and work within the building's rules. We do not show up without a confirmed slot.

How do I find a licensed mover for a Manhattan apartment move?

All residential movers operating in New York City must hold a DCA license. Verify any mover at nyc.gov/consumers before booking. Unlicensed movers are also frequently rejected on move day by co-op and condo buildings that require a COI, since unlicensed operators typically cannot produce valid insurance documentation. Dream Moving's DCA license number is available on request before you commit to a booking. Always ask for the license number before signing any moving agreement.

How does moving to or from Roosevelt Island work?

Roosevelt Island is accessible by moving truck via the Roosevelt Island Bridge from Queens. All moves must be pre-registered with the Roosevelt Island Operating Corporation (RIOC) before the move date. Each building on Roosevelt Island also has its own freight elevator booking process managed through the individual building's management office. Dream Moving handles RIOC registration, elevator booking, and truck routing to the island as part of the job. Note the Roosevelt Island address when requesting your quote so we allow time for the registration process.
