Bronx Building Types - What Each One Requires
Grand Concourse and Pre-War Elevator Buildings
The Grand Concourse is lined with Art Deco apartment buildings from the 1920s and 1930s – some of the finest pre-war residential architecture in New York City. These buildings have managed freight elevator windows, typically 9 AM to 5 PM weekdays, enforced by a managing agent or superintendent. COI naming the managing agent as additional insured with $1 million in general liability is required in virtually all of these buildings. Many have move deposit requirements as well. We file COIs same-day and book elevator windows in advance across the Concourse, Concourse Village, Mount Eden, Highbridge, and Morris Heights corridors.
Post-War Co-op Towers
Post-war co-op towers are concentrated in Riverdale, Kingsbridge, Bedford Park, Norwood, Pelham Parkway, and Morris Park. These buildings have service elevators booked through the building super or management office. COI is required in most managed buildings. We contact your super or front desk to confirm the move window and elevator reservation before your crew is assigned.
Co-op City - Riverbay Corporation Protocol
Co-op City in Baychester is the largest cooperative housing development in the world: 15,372 apartments across 35 high-rise towers and seven townhouse clusters, all managed by Riverbay Corporation. All moves into or out of Co-op City must be scheduled through the Riverbay Corporation Move Management Office. The process requires advance notice, a confirmed move date and time window, a COI meeting Riverbay’s specific coverage requirements, and elevator booking through the individual building’s management office. Dream Moving handles the Riverbay coordination, COI filing, and elevator booking as part of the job. Allow at least 2 weeks lead time for all Co-op City moves.
NYCHA Housing Developments
NYCHA housing developments are concentrated across the South Bronx – including Mott Haven, Hunts Point, Longwood, Melrose, and Morrisania – and in Soundview, Brownsville-adjacent East Tremont, and parts of Tremont. Tower buildings require managed move access coordinated through the development’s management office. Elevator booking is arranged through the building superintendent. We contact the management office directly, confirm the access protocol, and arrive with the required documentation. We do not show up at a NYCHA building and figure it out at the front desk.
Attached and Semi-Detached Brick Homes
Attached and semi-detached brick homes define the residential character of Throgs Neck, Country Club, Schuylerville, Pelham Bay, Baychester, Wakefield, and Woodlawn. Move access is through a front door and interior staircase. Driveway and front-walk carry distances vary by property. Some homes in Throgs Neck and Country Club have waterfront or elevated lot positions that add carry distance from the truck to the door. We size crews for the specific home layout and carry distance at quote time.
Luxury New Development
Mott Haven on the South Bronx waterfront has seen significant luxury residential development in recent years, with new condo and rental towers that have resident services portals, loading docks, and freight elevator windows similar to those found in Manhattan’s Hudson Yards or Brooklyn’s DUMBO. We contact the resident services coordinator, obtain the move protocol document, and arrive with all required paperwork on file for these buildings.
Bronx Parking and Truck Access
Truck access in the Bronx varies considerably by zone. The Grand Concourse is a wide boulevard but the service roads on either side have alternate-side parking restrictions on most weekdays. Jerome Avenue and Fordham Road are major commercial corridors with commercial vehicle restrictions during business hours. Riverdale’s steep and winding streets require careful truck routing — some blocks are inaccessible to full-size moving trucks. City Island Avenue, the island’s single main road, has limited truck staging space outside of early morning hours.
We manage NYC DOT parking permit applications for jobs where street access requires it. For buildings with loading zones or freight entrances, we coordinate truck positioning with building management before move day. For Riverdale moves on narrow or steep residential streets, we assess truck size at quote time and may recommend a smaller shuttle truck for buildings beyond certain elevation or road-width thresholds.

Local moves in the Bronx are priced hourly. The rate is based on crew size and truck configuration. Dream Moving's all-inclusive hourly quote covers labor, truck, fuel, blanket wrap, and basic valuation coverage. The minimum job length is 2 hours. There is no flight-of-stairs fee, no fuel surcharge, and no charge for COI filing, Co-op City coordination, or furniture wrap. The number you receive at quote is the number on your invoice.

Moving trucks must be sized for the bridge approach and the island’s narrow residential streets – City Island Avenue, the main road, has limited staging capacity outside of early morning hours. The island has a mix of single-family waterfront homes, two-family houses, and some small apartment buildings. There are no large elevator buildings on the island.
